How long does clay tile roofing last?
Clay tile is one of the longest-lasting roofing materials available — properly installed clay tile routinely lasts 50–100 years. The underlayment beneath the tile typically needs replacement every 20–30 years, but the tile itself can last a lifetime.
Is clay tile roofing suitable for the Bay Area climate?
Yes. Clay tile performs exceptionally well in coastal California climates — it handles UV exposure, salt air, and temperature swings without degrading. Many of the oldest homes on the Peninsula have original clay tile roofs still performing well.
Why is clay tile installation more expensive than shingles?
Clay tile is heavier, more fragile to work with, and requires more skilled installation. The underlayment, flashing, and fastening details are more complex. The upside is a roof that can last twice as long as composition shingles.
Can clay tiles be repaired individually?
Yes — individual broken or cracked tiles can be replaced without disturbing the rest of the roof. Sourcing matching tiles for older roofs can sometimes be a challenge, but we have good supplier relationships across the region.
Does clay tile require special framing?
Yes. Clay tile is significantly heavier than composition shingles and requires structural assessment before installation. If your home wasn't built for tile, framing reinforcement may be needed. We assess this as part of every clay tile estimate.
